What step of the homeownership journey are you in?

Set up a bank account so that your income over time is well documented.

If you don’t already have one, it’s important to set up a bank account to be able to track your income and where any and all funds come from. As you get closer to purchasing a home, we will need recent statements from any account with readily available funds, such as a checking or savings account. We need to verify that you have enough money coming in to make your monthly payments and that you have enough money in your account to cover a down payment.

Open a credit card and start building up your credit score and credit history.

When you apply for a home loan, we will look at your credit score, which is the rating you’ve earned through spending and borrowing habits. The higher your score, the more likely it is that you’ll qualify for a loan. Better credit scores can also earn you lower interest rates, which means you could pay thousands less for your mortgage over time.  Here are three tips to help build your credit: 1. Pay your bills on time. 2. Open a secured credit card to establish or strengthen your credit history. 3. Pay off as much debt as you can, and keep balances low on existing credit cards.

Start saving your extra income towards a down payment.

We know that saving money towards a down payment with other expenses can be challenging. Down payment amounts required vary depending on the mortgage loan option you use to buy your house. A down payment proves a couple of things - that you're able to save up money while paying your bills and that you're personally invested in the mortgage loan, which typically means you're less likely to default on your loan. In addition to savings, you can also find down payment help at the state and local level. Some organizations offer grants or other assistance.

Work on getting pre-approval with your Loan Officer and find a real estate agent.

A pre-approval with us makes your offer more competitive in today’s market. It also lets you know how much home you can afford and what loan programs you will qualify for. It’s a full loan commitment – meaning your loan application has been fully approved. Go into your home search confidently with peace of mind knowing what you can afford and bargaining power as a qualified buyer.

Kissimmee is a city on the shore of Lake Toho in Osceola County, central Florida. Though often overshadowed by Orlando, Kissimmee has plenty to offer. There’s fishing as well as other water-based activities to enjoy around the lake, plus historical attractions like the Monument of States – and cool places to shop.

You’re also close enough to Orlando if you want to check out its wealth of theme parks. This is Florida, so the weather is warm and pleasant just about the whole year, though visiting in winter will bag you less rain and humidity.
